Buying a home is usually the largest purchase a family makes. Most property disputes start with a document that was never checked, so it pays to verify the paperwork before you pay any token amount. Use this checklist for flats, independent houses and plots in Jaipur.
1. Title documents — who really owns the property?
- Sale deed / title deed in the seller's name, registered at the sub-registrar office.
- Chain of previous deeds (ideally for the last 30 years) so you can see how ownership passed from one owner to the next.
- Patta for plots and houses in approved colonies, issued by the JDA, a local body or a housing board.
- If the seller inherited the property: succession certificate, will or legal-heir documents, and consent of all co-owners.
2. Land use and approvals
- Land conversion order showing the land is permitted for residential (or commercial) use. Agricultural land cannot be used for housing without conversion.
- Approved layout plan of the colony or scheme from the JDA or the competent local authority.
- Building plan approval for houses and apartments, and the completion or occupancy certificate where applicable.
- For apartment and plotted projects, check the RERA registration on the Rajasthan RERA website (see our RERA guide).
3. Encumbrance and loans
- Ask for an encumbrance certificate / search report from the sub-registrar records to confirm the property is not mortgaged or under dispute.
- If the seller has a home loan on the property, get the bank's loan statement and a written process for loan closure and release of original documents at the time of registry.
4. Taxes and dues
- Latest property tax / UD tax receipts.
- Paid electricity and water bills, and a society no-dues certificate for apartments.
- For resale flats, the society's share certificate or allotment letter and transfer NOC.
5. Physical verification
Documents should match the ground reality. Visit the property and confirm the boundaries, plot number, area and access road match the deed and the approved map. For plots, insist on a demarcation before payment.
6. Before you sign
- Pay the token only against a written agreement to sell that lists the price, payment schedule, timeline and the documents the seller will hand over.
- Pay by bank transfer or cheque, never in cash.
- Check current stamp duty and registration charges on the official Rajasthan registration portal (e-Panjiyan / IGRS Rajasthan) before budgeting, as rates and concessions change.
Tip: Have an independent property lawyer review the documents. A few thousand rupees spent on a title search can save years of litigation.
