Homes that are priced right, documented properly and presented well sell faster — and with fewer last-minute surprises. Here is how to prepare.
1. Price it on evidence, not hope
Look at comparable properties in your locality: same type, similar size, age and floor. Compare price per sq. ft rather than the total price. Our locality pages show the current asking range for live listings — for example, see property in Jaipur by locality. An over-priced listing collects views but not visits.
2. Get your documents ready before buyers ask
- Registered sale deed / patta and previous chain documents
- Approved map and conversion order (plots and houses)
- Latest property tax and utility bills, society no-dues certificate
- Loan statement and closure process if the property is mortgaged
- ID proofs of all owners
Buyers and their banks will ask for these. Having them ready signals a genuine, problem-free sale.
3. Make a great first impression
- Fix small repairs, clean thoroughly and remove clutter.
- Take photos in daylight, from corners of each room, and include the exterior, kitchen, bathrooms and view.
- Write an honest description: what is nearby, which direction it faces, recent renovations.
Listings with five or more clear photos receive noticeably more enquiries.
4. Screen buyers and schedule visits
Ask about budget and loan readiness before the visit. Group visits on a fixed day to save time, and keep originals with you — share copies only.
5. Close the deal safely
- Sign an agreement to sell that records the price, payment schedule, timeline and handover terms.
- Accept payments through banking channels.
- Coordinate loan disbursement (if the buyer takes a loan) and registry dates in advance.
